T he merger of HCM City with  neighbouring provinces transformed the urban region into one of the largest metropolitan areas in Southeast Asia ; Massively raising the ceiling for development but in the process  creating increas ed pressure on  the city’s urban fabric,  housing , social infrastructure, and  transport  connectivity (to name a few immediate challenges).

Under May 2026’s approved outline for HCMC’s 2025-2050 master plan with a 100-year vision to transform itself, the city aims to develop a multi-center urban development model supported by modern infrastructure, smart governance and enhanced climate resilience, as well as improve the quality of life for its population with living standards / income levels ranking among the highest in Southeast Asia.

A city planned for the next 100 years cannot be measured by economic progress (GDP) alone, it should also be measured by commuting times, air quality, green space, access to healthcare, education, culture, and housing affordability.

To combat the above stated challenges, HCM City’s planners identified four key priorities, including enhancing economic competitiveness, reorganizing the city’s spatial structure, improving regional connectivity, and upgrading urban quality with residents at the center of urban planning decisions.

As HCM City continues its evolution into a regional megacity with a massive population and geographical area, SkySOLIS is born out of a shared vision with that of HCM City.

Located along National Highway 13,  SkySOLIS  epitomizes the solution for HCM City’s challenges; The project is crafted with homebuyers as top priority at every stage. SkySOLIS  is the flagship project developed by SkyWorld in Ho Chi Minh City. The project development scale for SkySOLIS was intentional when studying the land size. During the feasibility study of the land and project parameters, SkyWorld settled on a concept that is non-mass market and not-mega scale; Envisioning instead a project positioned as a premium high-rise housing focusing on the welfare of residents, without bloating prices. Therefore, providing the opportunity for homebuyers to actually be able to afford a higher quality of life.

Even better yet, the infrastructure project that started in 2022 to upgrade and widen National Highway 13 through the former Binh Duong province is now basically complete, with many components taking shape, contributing to reducing traffic pressure (shorter travelling times) and creating momentum for socio-economic development in the area.

Upon completion, National Highway 13 will become a modern transportation artery connecting HCM City inner city areas with former Binh Duong and Binh Phuoc regions, contributing to reduced congestion on the existing transportation system and expediting the urban, industrial, and economic development of the newly formed “HCM megacity”.

Additionally there are  many great  amenities close -by for the convenience of SkySOLIS residents : Lotte Mart is 2 minutes  motorbike ride  away, Becamex International Hospital  takes 3 minutes,  while Aeon Mall is located opposite and  Song Be Golf Resort right next door.

These are not even the best points about SkySOLIS, cue the future:  Thu Dau Mot - Ho Chi Minh City Metro  L ine  to be extended to Tao Dan  S tation on HCMC’s Metro Line 2 creating a direct metro connection from the former Thu Dau Mot City passing right in front of SkySOLIS and onwards into the center of H CM City . Importantly, this infrastructure project is targeted by the city’s authorities to start by the end of 2026 and completed by 2030, not far along from the handover of SkySOLIS.

Part 3:  Architecture and Amenities – A Vertical Village Built Around Healthy Living  

Both the external and internal architectural designs of SkySOLIS have been well thought of by the developer. A lot of attention has been paid to the smallest details when designing the building.

Part 5: Legal Status –  A Developer That Does Not Need to Use Buyers’ Money

With strong financial backing by the Malaysian developer SkyWorld,  SkySOLIS  have been transparent with its legal status.  The developer did not rush the project for sales launch, favouring instead to adopt a more conservative approach; Payment schedules are planned in-line with the legal and construction status of the project.

The project's legal  progress  records the following milestones:  

  • Investment approval and investor recognition on  ( August 15 , 2023  

  • Approved 1/500  detail  master plan (d ated 2 February 2026 )  

  • Land  a llocation  d ecision ( dated 26 March 2026 )  

  • Construction  p ermit  ( expected on 1 August 2026 with a tolerance of  2 weeks )  

  • Sale s permit ( expected in Q2 - 2027 )  

Looking at the standard payment schedule, the  developer does not take any upfront deposit money from buyers; Before executing the Sale and Purchase Agreement, all payments are to be transferred into an escrow account, whereby the developer cannot touch the money until the Sale and Purchase Agreement has been executed.

With the Sale and Purchase Agreement signing expected to take place in the 2nd Quarter of 2027 the developer will collect up to a total 25% at this stage. This is very much in-line with the law that developers are not allowed to collect more than 30% before sales permit is attained and marking an important milestone to prove that SkySOLIS legal status is in good order.

A final clear indication on SkySOLIS’s legal status is that 7 different banks have signed a commitment to disburse loans to buyers upon the developer executing the Sale and Purchase Agreements in the 2nd Quarter of 2027.

As to the expected handover  of SkySOLIS, apartment handover is expected to start  in phases  from June 2027 , with t he whole project expected to  complete handover  in  the 3rd Quarter of  2029.

Part 6:  Payment Plans and Financial Considerations

There are 3 payment methods for the initial phase of sales for SkySOLIS: The standard  payment  plan, a  fast payment plan , and a bank loan plan.

For buyers who want to  leverage on bank loans to  purchase apartments at SkySOLIS the developer has generously offered to pay up to 9.9% interest for the first 30 months from the first loan disbursement (means if bank interest is locked in at 9.9%, home buyers will enky 0% interest payment). Loans are available of up to 80% of the purchase price of the apartment units.

With real estate along National Highway 13 ( Binh Duong Boulevard  Section) now an investment hotspot, SkySOLIS  confidently position s itself in the premium apartment project segment at an indicative unit price average of VND 5 5 million/m 2 on the gross floor area (not including value added tax).

Primary market price comparison At an indicative average of VND 55 million/m2 before VAT, SkySOLIS  is positioned in the upper reached of the primary project market However, it is competitively priced at a marginal  1.95 % above  older launched such as  Bcons NewSky and Setia Edenia in the same neighbourhood. When compared with other projectslaunched along National Highway 13 such as  Lusso d'Arte , The Emerald Boulevard and  Khai Hoan Imperial,  SkySOLIS is also broadly priced in the same range or cheaper.  

Resale market price comparison C ompleted projects  in the same neighbourhood as SkySOLIS  have  a range of average resale prices of approximately VND 34.9 - 44.3 million/m2. Against this benchmark, SkySOLIS carries an indicative premium of roughly 24%  to  5 7.5 %.  For this price premium , home buyers will be getting a  new er more modern product with better amenities and  operati on standard s; SkySOLIS in the premium segment is a definite step up in quality over resale properties.  

Rental price and yield  analysis: Within the same neighbourhood as SkySOLIS,  1-bedroom apartments have an approximate average rental yield of 4.3% per year, while 2-bedroom apartments average about 4.5% and 3-bedroom apartments average about 4.5%. The slightly better rental yield for larger apartments indicates that tenants have demand for space.
